The 15-Minute Garage Door Maintenance Checklist for Florida Homes
Plenty of emergency calls could have been caught early with a quick look-over. In Tampa Bay, do it in late spring, before hurricane season opens June 1, and again in the fall. Fifteen minutes is enough.
Start by listening
Run the door up and down once. Grinding often means the opener or dry rollers, a pop can point to springs or a hinge, and scraping usually means something is rubbing a track.
The balance test
If you only do one check, make it this one. With the door closed, pull the red release cord, raise the door by hand to about waist level, and carefully let go. A healthy door hangs in place. One that falls or jumps upward has springs out of adjustment or wearing out. That's technician work, but better found now than the morning a spring breaks.
The auto-reverse test
- Set a 2x4 flat under the door and close it. It should reverse the moment it touches the board.
- Close it again and pass a broom handle through the sensor beam. The door should stop and reverse.
- Wipe the sensor lenses; salt haze, pollen and webs build up fast here.
- Fail either test? Don't use the opener until it's repaired. Those two features are what keep kids and pets safe.
Lubricate against rust and salt
Humidity and salt air are hard on Florida doors. Spray hinges, roller bearings, springs and the opener rail with a garage-door silicone or white lithium lubricant. Leave regular WD-40 on the shelf; it's a cleaner, and it can strip the lubricant you want to keep. Don't grease the tracks, where grease just collects sand. Near the Gulf or the bay, lubricate more often.
Check the hardware
- Snug up loose hinge and bracket bolts.
- Check the lift cables near the bottom brackets. Fraying or rusty strands mean a repair within days.
- Look for cracked, rusty or wobbly rollers.
- Watch for orange rust on the springs, a common early warning near the coast.
- Check the bottom seal. Florida sun bakes rubber until it cracks, and a gap lets in rain and bugs.
- Before a storm, confirm the door closes fully and you can work it by hand in a power outage.
What to leave alone
Springs, lift cables and the bottom brackets they hook into carry heavy tension. Photograph anything that looks off and leave the work to a technician, or book a tune-up and let us handle it.
